General conditions

The house can only be rented in its full and within these three programs: three days (weekend), four days (midweek) and seven days (week):

 

  • midweek: from Monday 4 p.m. till Friday 10 a.m.;
  • weekend: from Friday 4 p.m. till Monday 10 a.m.;
  • week: from Friday 4 p.m. till Friday 10 a.m.

 

Interior


The house and its fittings and utilities (water, electricity, heating, ...) are in a good working condition.
Should you remark a defect, please inform the owner immediately.
The owner-renter reserves the right, upon mutual agreement, to enter the house for urgent reparation/construction works.

The tenant is required to take care of the house with due diligence and he is responsible for any damaged caused to the house, the animals, the plants, the interior, ...

 

Only 16 people (excl. babies) are allowed to reside in the house. In the event of breach of this rule, the owner-renter has the right to immediately refuse the tenant access to the premises, without restitution of the rent or a part thereof and/or any right to any other compensation arising. The full amount of the rent shall remain due.
Upon departure, the floor needs to be swept and all furniture/utilities will be put in their original place.It is recommended to cross-check the album with pictures of the household effects, pieces of art, cupboards, a.s.o... and to immediately notify the owner of any discrepancy.

 

Exterior

For safety reasons, the access to the animal parks is forbidden. We firmly ask not to feed the animals.
All waste needs to be properly sorted :

  • leftovers and kitchen waste (organic waste) in a firmly closed plastic bag -> Organic waste container
  • plastic bottles, metal packaging, tins and drinking containers -> PMC container
  • all plastic packaging and paper (except journals, magazines and thin cardboard) in a black bag -> Paper-plastics waste container
  • diapers, hygienic swipes, coffee-and teabags, etc.. -> General Waste

NOTE : Upon failure of proper waste sorting, the waste will be taken to the local waste recycling and the inherent costs will be subtracted from the security deposit.

 

PAYMENT TERMS

A reservation only stands after confirmation from the owner and after payment of the security deposit. From that date onwards the cancellation policy becomes valid.
Full payment of the rent is due 4 weeks prior to arrival. When the payment has become overdue, the owner-renter preserves the right to cancel the booking and there will be no refund of the security deposit.

 

CANCELLATION POLICY

  • the rental agreement can only be changed by written agreement of both owner-renter and tenant.
  • the tenant can always cancel the rental agreement. Following cancellation policy is valid:
    • cancellation more than 6 weeks prior to arrival : 50 % of the rental sum
    • cancellation less than 6 weeks prior to arrival : 100 % of the rental sum

LIABILITY

  • The owner-renter cannot be held responsible for injuries occurring on the property when the property is not in a dangerous condition
  • All damage caused during the stay of the tenant will be deducted from the security deposit.
    If the extent of the damage exceeds the amount of the security deposit, the owner will issue an invoice for the rest of the damage cost.

 

PRICING

  • additional costs:
    • security deposit :250 €, refund within 8 days after departure providing there is no damage to the property or the property content
    • 10 € per person for linen, bedding set and final cleaning
    • use of electricity and gas : meter reading upon arrival and departure
    • tourist tax : 1 € per person/night (not for children under 6 year)
    • all extra costs will be deducted from the security deposit

EXTRA INFORMATION

Pets are not allowed, unless otherwise agreed with the owner. Extra fee may be applicable.
Car park: illuminated, closed-off car park
Bicycle shed: the tenant is asked to communicate the number of bikes they will bring along prior to arrival
Smoking is not permitted
Cots: We have 2 cots available. It is not permitted to use own travel cots due to the damage this may cause to the parquet floor. The cost of a cot and its bed linen is 10 €/cot.

 

Available on demand:

  • kitchen linen : 1 rag + 4 towels (2€)
  • bath linen : 1 large towel, 1 towel, 1 guest towel (4€)
  • 3 x single beds which can be placed in rooms 1,3 and 6 (10 € pers/night)

  • for the kitchen : all basic ingredients + dish washing product + coffee filter
  • toilet-and kitchen paper towel
